Land Deed between James Young to B. F. Lee

I found this land deed apparently written in Polk Co., but recorded at the court house in Buchanan where I found it.

State of Georgia Polk County:
This indenture made this 20th day of February in the year of our Lord one Thousand Eighteen and eighty nine between James Young of the county of Polk of the first part and B. F. Lee County of Haralson of the second part witneseth that the said party of the first part for and in consideration of the sum of Two hundred Dollars in hand paid at and before the sealing and delivery of these presents. The receipt whereof is hereby acknowledged has granted, Bargained, Sold and conveyed and by these presents does grant, Bargain, Sell and convey unto the said party of the second part his heirs and assigned all that tracts or parcel of land Situated lying & being in the twentieth district third section Haralson County and No. 664 & 665 containing forty acres more or less to have and to hold the said bargained premises together with all and singular the rights, members, and appertenances thereof, to the same being belonging or in any wise appertaining to the only proper use benefit and behoof of him the said party of the second part his heirs administrators and assigns in fee simple; and the said party of the first part, his heirs, executors and administrators the said bargained Premises unto the said party of the second part his heirs, executors and administrators and assigns against said party of the first part his heirs, administrators and executos and all and every other person or persons Shall and will warrant and forever defend by virtue of these Presents In witness whereof said party of the first part has hereunto Set his hand and affixed his seal the day and year first above written.
